1. Introduction; Scope

This Privacy Policy applies to users and visitors of the Service, including tenants, landlords, property managers, contractors, service professionals, property owners, applicants, prospective tenants, reviewers, review subjects, and other persons who access, use, communicate with, submit content to, or are referenced through the Service.

Your access to and use of the Service is also governed by LeaseScores’ Terms of Service, Review Policy, Fair Housing Policy, DMCA and Copyright Policy, this Privacy Policy, and any other policies, guidelines, or supplemental terms made available by LeaseScores from time to time. Capitalized terms not defined in this Privacy Policy have the meanings given to them in the Terms of Service.

By accessing or using the Service, you acknowledge that LeaseScores may collect, use, disclose, retain, and otherwise process personal information as described in this Privacy Policy, subject to applicable law. If you do not agree with this Privacy Policy, you should not access or use the Service.

2. Information We Collect

LeaseScores may collect personal information directly from you, automatically through your use of the Service, from other users, and from third parties, as described below. The categories and specific types of information we collect may vary depending on your account type, how you use the Service, the features available to you, and the information you choose or are required to provide.

2.1

Information You Provide

We may collect information that you provide directly to us or make available through the Service, including:

  • a. Account registration information, such as your name, email address, phone number,

username, password or authentication credentials, account type, account settings, and other information used to create, verify, maintain, or secure your account;

  • b. Profile information, such as your bio, city, general location, profile photo or avatar,

company name, business name, team size, service area, trades, contractor or service- professional information, license number, insurance information, professional qualifications, property-management information, landlord information, tenant information, property details, listing information, and other information you choose to include in your profile or account;

  • c. Property, tenancy, and relationship information, such as property addresses or general

property information, lease dates, move-in dates, move-out dates, lease status, application status, showing or appointment details, rental-history information submitted by users, property-management authority, ownership or management relationship, service relationship, contractor engagement, work order information, invoices, communications, or other information used to support account eligibility, review eligibility, no-show reports, contractor reviews, or other Service features;

  • d. User-generated content, such as reviews, ratings, review responses, no-show reports,

reliability-related submissions, contractor reviews, property listings, profile content, comments, photographs, videos, contractor work photos, verification requests, tags, reports, appeals, objections, disputes, supporting documentation, and other content you submit, upload, post, transmit, display, report, verify, or otherwise make available through or in connection with the Service;

  • e. Communications and support information, such as messages sent through the Service,

emails, support inquiries, review appeals, objections, reports, complaint submissions, survey responses, feedback, customer-service communications, and other communications you send to us or to other users through the Service;

  • f. Payment and subscription information, such as billing name, billing address, subscription

plan, subscription status, invoices, receipts, transaction history, payment method type, payment tokens, partial payment-card information, and related billing information. Payments may be processed by Stripe or another third-party payment processor. LeaseScores does not directly store complete credit card numbers;

  • g. Verification and integrity information, such as information or documentation you provide

to verify your identity, account type, phone number, email address, property relationship, tenancy relationship, management authority, contractor status, service relationship, review eligibility, contractor photo verification, no-show report, appeal, objection, or other submitted content or activity; and

  • h. Other information you choose to provide, including information submitted through forms,

account settings, messages, referrals, integrations, surveys, promotional programs, waitlists, beta features, or other features made available by LeaseScores.

2.2

Information Collected Automatically

When you access or use the Service, we and our service providers may automatically collect information about your device, browser, network, usage, and interactions with the Service, including:

  • a. Device and technical information, such as IP address, browser type, browser version,

operating system, device type, device identifiers, mobile identifiers, hardware model, screen resolution, language settings, referring URLs, pages viewed, access times, error logs, and diagnostic information;

  • b. Usage information, such as pages visited, features used, links clicked, searches

conducted, content viewed, reviews submitted, reports made, messages sent, time spent on the Service, interactions with listings or profiles, subscription activity, and other information about how you use or interact with the Service;

  • c. Approximate location information, such as general location derived from IP address or

other technical information, which may be used for city-based search results, fraud prevention, account security, analytics, localization, and Service functionality;

  • d. Cookies and similar technologies, such as cookies, pixels, local storage, software

development kits, tags, and similar technologies used for authentication, account security, remembering preferences, maintaining sessions, analytics, performance, fraud prevention, and Service functionality;

  • e. Fraud, security, and review-integrity signals, such as IP address history, device

fingerprints, browser signals, device signals, account relationships, submission patterns, timing patterns, review patterns, response patterns, contractor-verification patterns, no- show report patterns, payment signals, login activity, and other technical, behavioral, or contextual indicators used to help detect fake reviews, duplicate accounts, coordinated activity, manipulation, fraud, abuse, policy violations, or security incidents; and

  • f. Platform-generated information, such as scores, ratings, rankings, badges, summaries,

labels, reliability indicators, no-show counts, analytics, moderation flags, verification status, review status, account status, and other outputs generated or inferred by LeaseScores from user activity, User Content, account information, technical information, third-party data, or other information available through or in connection with the Service.

2.3

Information from Other Users and Third Parties

LeaseScores may collect information about you from other users or third parties, including:

  • a. Reviews, ratings, responses, no-show reports, reliability-related submissions, contractor

reviews, reports, appeals, objections, messages, photographs, documentation, or other content submitted by other users;

  • b. Information from landlords, property managers, tenants, property owners, contractors,

service professionals, applicants, reviewers, review subjects, or other users relating to a rental, tenancy, property, service, contractor, review, no-show report, dispute, appeal, objection, or other Service-related interaction;

  • c. Information from service providers, payment processors, hosting providers, analytics

providers, email providers, fraud-prevention providers, identity or phone verification providers, mapping providers, property-data providers, neighborhood-data providers, and other vendors that support the Service;

  • d. Publicly available information, property information, business information, license

information, geographic information, neighborhood information, market data, or other information obtained from public sources, third-party data providers, or user submissions; and

  • e. Referral, affiliate, advertising, or partner information, including information about

whether a user clicked a third-party link, referral link, or integration made available through the Service.

LeaseScores does not collect, receive, view, store, or have access to tenant-screening reports, credit reports, background reports, eviction reports, criminal-history reports, income-verification reports, Social Security numbers, credit data, screening results, adverse-action notices, applicant files, consumer reports, or investigative consumer reports generated, collected, or maintained by third-party tenant-screening providers, except to the extent expressly disclosed in this Privacy Policy or a separate written agreement.

3. How We Use Your Information

LeaseScores may use personal information for the purposes described below, subject to applicable law:

  • a. To operate and provide the Service, including creating, maintaining, securing, and

administering accounts; authenticating users; providing access to features; displaying profiles, reviews, ratings, listings, responses, no-show reports, contractor reviews, contractor photos, property information, marketplace content, and other Service functionality;

  • b. To process and display User Content, including publishing, displaying, organizing,

moderating, analyzing, summarizing, aggregating, tagging, classifying, scoring, ranking, filtering, or otherwise processing reviews, ratings, responses, listings, photographs, reports, no-show reports, contractor content, appeals, objections, and other content submitted through or in connection with the Service;

  • c. To create and manage platform-generated outputs, including ratings, scores, summaries,

rankings, badges, labels, visual indicators, informational indicators, reliability indicators, analytics, search results, comparisons, reports, and other outputs generated or displayed by LeaseScores;

  • d. To verify accounts, relationships, and review eligibility, including confirming email

addresses or phone numbers; evaluating account type; reviewing information relating to property relationships, tenancy relationships, management authority, contractor status, service relationships, lease dates, move-in or move-out dates, contractor work, no-show reports, or other information relevant to account or review eligibility;

  • e. To support review integrity and platform safety, including detecting, investigating,

preventing, reducing, or addressing fake reviews, duplicate accounts, coordinated activity, manipulation, fraud, abuse, harassment, retaliation, blacklisting, discriminatory content, policy violations, security incidents, or other misuse of the Service;

  • f. To moderate content and enforce policies, including reviewing, flagging, holding,

approving, rejecting, removing, restricting, editing, redacting, suppressing, reclassifying, annotating, or declining to publish content; handling user reports, appeals, objections, no- show disputes, review disputes, and support requests; and enforcing the Terms of Service, Review Policy, Fair Housing Policy, DMCA and Copyright Policy, Privacy Policy, and other applicable policies;

  • g. To provide communications and support, including responding to inquiries; sending

account-verification messages, password-reset messages, review notifications, report or appeal updates, claim approvals, moderation notices, billing notices, policy updates, security alerts, transactional emails, and other Service-related communications;

  • h. To process payments and manage subscriptions, including processing fees, renewals,

cancellations, invoices, receipts, failed-payment notices, refunds where applicable, taxes, plan changes, founding-program benefits, promotional offers, and related subscription or billing matters;

  • i. To provide referrals, integrations, and third-party links, including referral links or

integrations to tenant-screening providers, payment processors, mapping providers, property-data providers, market-data providers, contractors, service professionals, or other third-party services. LeaseScores does not collect, receive, view, store, or have access to tenant-screening reports, credit reports, background reports, Social Security numbers, screening results, consumer reports, or investigative consumer reports generated by third-party tenant-screening providers, except to the extent expressly disclosed in this Privacy Policy or a separate written agreement;

  • j. To personalize, analyze, and improve the Service, including understanding how users

access and use the Service; improving features, design, functionality, search, scoring, analytics, marketplace tools, review tools, moderation systems, security, and user experience; conducting research, testing, troubleshooting, and analytics; and developing new features, products, or services;

  • k. To send marketing and promotional communications, including newsletters, product

updates, promotions, surveys, founding-program communications, and other marketing messages, where permitted by law. You may opt out of marketing emails as described in this Privacy Policy, but you may still receive transactional or Service-related communications;

  • l. To protect legal rights and comply with law, including complying with subpoenas, court

orders, legal process, governmental requests, regulatory obligations, tax and accounting obligations, recordkeeping requirements, and applicable laws; protecting the rights, property, safety, and security of LeaseScores, users, and third parties; investigating or defending against claims or disputes; and preserving evidence; and

  • m. For other purposes disclosed to you, with your consent where required by applicable law,

or as otherwise permitted or required by applicable law.

4. How We Disclose Personal Information

LeaseScores may disclose personal information as described below, subject to applicable law. We do not sell personal information for money. However, depending on applicable law, certain disclosures for analytics, advertising, referral tracking, or similar purposes may be considered a “sale,” “sharing,” or “targeted advertising.” Where required by applicable law, LeaseScores will provide applicable choices or opt-out rights.

  • a. Other Users and the Public. The Service is designed to allow users to submit, view, and

interact with reviews, ratings, responses, profiles, property listings, no-show reports, reliability indicators, contractor reviews, contractor photos, and other user-generated or platform-generated content. Depending on the feature, your profile information, account type, reviews, ratings, responses, property listings, contractor content, no-show reports, reliability indicators, and other content or information you submit may be visible to other users, review subjects, account holders, or the public.

  • b. Review Subjects, Reporting Parties, and Dispute Participants. If you submit, respond to,

report, dispute, object to, or appeal a review, rating, no-show report, contractor review, moderation decision, account flag, or other review-related content or action, LeaseScores may disclose information relating to that submission or dispute to the review subject, submitting user, reporting party, affected user, or other persons involved, as LeaseScores deems appropriate to operate the Service, evaluate the issue, enforce policies, or comply with law.

  • c. Service Providers and Vendors. We may disclose personal information to service

providers, vendors, contractors, and other third parties that help us operate, maintain, secure, and improve the Service. These may include providers of hosting, database management, authentication, payment processing, email delivery, messaging, analytics, fraud prevention, security, customer support, mapping, property data, neighborhood data, market data, review-integrity tools, content moderation tools, and other operational services.

  • d. Payment Processors. We may disclose payment and subscription-related information to

payment processors, which may include Stripe or other providers selected by LeaseScores from time to time, to process payments, subscriptions, renewals, refunds, invoices, receipts, chargebacks, fraud prevention, and related billing transactions. LeaseScores does not directly store complete credit card numbers.

  • e. Third-Party Screening Providers and Referral Partners. LeaseScores may provide links,

referrals, integrations, advertisements, or other access points to third-party tenant- screening providers or other third-party services. If you click or use a third-party referral link, the applicable third party may receive information about your interaction with the link or service. LeaseScores may receive referral fees, commissions, affiliate fees, advertising fees, revenue share, or other compensation from third parties. LeaseScores does not collect, receive, view, store, or have access to tenant-screening reports, credit reports, background reports, Social Security numbers, screening results, consumer reports, or investigative consumer reports generated by third-party tenant-screening providers, except to the extent expressly disclosed in this Privacy Policy or a separate written agreement.

  • f. Specific Third-Party Providers. Third-party providers used in connection with the Service

may include, without limitation, Supabase for database and authentication hosting, Vercel for website hosting and deployment, Stripe for payment processing, Resend, SendGrid, or similar providers for email delivery, TransUnion SmartMove or similar providers for tenant-screening referral links, Walk Score API, RentCast, or similar providers for neighborhood or market-data features, Mapbox or similar providers for map-display functionality, and other providers LeaseScores may use from time to time. LeaseScores may add, replace, or discontinue service providers at any time.

  • g. Business and Professional Advisors. We may disclose personal information to attorneys,

accountants, auditors, insurers, consultants, financial institutions, lenders, investors, prospective investors, and other professional advisors where reasonably necessary for business, legal, compliance, accounting, insurance, financing, risk-management, or operational purposes.

  • h. Legal, Safety, and Compliance Purposes. We may disclose personal information if we

believe disclosure is required or appropriate to comply with applicable law, subpoena, court order, legal process, governmental request, regulatory obligation, tax or accounting requirement, or law-enforcement request; to enforce the Terms of Service, Review Policy, Fair Housing Policy, DMCA and Copyright Policy, or other policies; to investigate, prevent, or address fraud, abuse, fake reviews, manipulation, security incidents, legal claims, or policy violations; or to protect the rights, property, safety, security, or integrity of LeaseScores, users, third parties, or the public.

  • i. Business Transfers. We may disclose or transfer personal information in connection with

any merger, acquisition, financing, reorganization, bankruptcy, receivership, sale of assets, sale of equity, change of control, due diligence process, or similar transaction involving LeaseScores or the Service. Personal information may be transferred to or reviewed by counterparties, advisors, prospective buyers, investors, lenders, successors, or assigns in connection with such transactions.

  • j. With Your Consent or Direction. We may disclose personal information when you

consent to or direct the disclosure, including when you use features that make information public, submit content to the Service, connect with other users, request referrals, use integrations, participate in promotions, or otherwise instruct us to share information.

  • k. Aggregated, Deidentified, or Anonymized Information. We may disclose aggregated,

deidentified, or anonymized information that does not reasonably identify you, including for analytics, research, benchmarking, market insights, product development, business, marketing, or other lawful purposes. LeaseScores may use and disclose such information without restriction, except as prohibited by applicable law.

5. Third-Party Screening Services

LeaseScores may provide links, referrals, integrations, advertisements, or other access points to third-party tenant-screening providers, background-check providers, credit-reporting providers, income-verification providers, identity-verification providers, or other third-party services as a convenience to users.

When you click or access a third-party screening link or service through the Service, you may be redirected to the applicable third-party provider’s website, platform, application, or service. Any tenant-screening, background-check, credit-reporting, income-verification, identity-verification, or related process is conducted by the applicable third-party provider and is subject to that provider’s privacy policy, terms, notices, authorizations, certifications, disclosures, legal obligations, and procedures.

Any personal information you submit directly to a third-party screening provider, including Social Security numbers, financial information, credit information, identity information, background-check information, income information, or other sensitive information, is collected, used, disclosed, retained, and otherwise processed by the applicable third-party provider under that provider’s own privacy policy and terms. LeaseScores does not control and is not responsible for the privacy practices, data-security practices, legal compliance, reports, results, recommendations, or decisions of any third-party screening provider.

LeaseScores does not collect, receive, view, store, use, evaluate, transmit, resell, furnish, or have access to tenant-screening reports, credit reports, background reports, eviction reports, criminal- history reports, income-verification reports, identity-verification reports, screening results, adverse-action notices, applicant files, consumer reports, investigative consumer reports, Social Security numbers, credit data, or other screening data generated, collected, or maintained by third-party screening providers, except to the extent expressly disclosed in this Privacy Policy or a separate written agreement.

LeaseScores is not a consumer reporting agency under the Fair Credit Reporting Act and does not assemble, evaluate, prepare, sell, resell, furnish, or provide consumer reports or investigative consumer reports. Reviews, ratings, scores, summaries, rankings, profiles, no-show reports, reliability indicators, badges, reports, communications, contractor verifications, or other user- generated or platform-generated content available through the Service are not intended to be, and may not be used as, consumer reports, tenant-screening reports, rental-eligibility determinations, adverse-action bases, blacklists, or substitutes for lawful tenant-screening procedures.

LeaseScores may receive referral fees, commissions, affiliate fees, advertising fees, revenue share, or other compensation from third-party screening providers or other third parties when users click links, create accounts, purchase services, complete screenings, or otherwise interact

with such providers. LeaseScores’ receipt of compensation does not constitute an endorsement, warranty, recommendation, approval, supervision, control, or guarantee of any third-party provider, screening process, report, result, recommendation, score, decision, service, or legal compliance.

You should review the privacy policy, terms, disclosures, and notices of any third-party screening provider before submitting information or using that provider’s services. Any use of a third-party screening provider is at your own risk and is governed by the applicable third party’s privacy policy, terms, procedures, and legal obligations.

6. Data Retention

LeaseScores retains personal information for as long as reasonably necessary to operate, provide, maintain, secure, and improve the Service; maintain user accounts; display reviews, ratings, responses, listings, no-show reports, reliability indicators, contractor reviews, and other User Content; process payments and subscriptions; support review integrity and fraud prevention; resolve disputes; enforce the Terms of Service and applicable policies; comply with legal, tax, accounting, regulatory, and recordkeeping obligations; and protect the rights, property, safety, and security of LeaseScores, users, and third parties.

The length of time we retain personal information may vary depending on the type of information, the purpose for which it was collected, the sensitivity of the information, legal or operational requirements, user account status, dispute status, security needs, fraud-prevention needs, backup practices, and applicable law.

Without limiting the foregoing:

  • a. Active accounts. We generally retain account information, profile information, User

Content, usage information, review-related information, and related records for as long as your account remains active or as otherwise necessary for the purposes described in this Privacy Policy.

  • b. Account deletion or closure. If you delete or close your account, or request deletion of

personal information, LeaseScores may remove, delete, deidentify, anonymize, restrict, or retain information in accordance with applicable law, the Terms of Service, this Privacy Policy, and our operational practices. We generally process account-deletion requests within a commercially reasonable period, but deletion may not be immediate and may not apply to all information.

  • c. Reviews and public content. Reviews, ratings, responses, no-show reports, reliability

indicators, contractor reviews, property listings, contractor content, and other User Content you submitted may remain available through the Service after account deletion, account closure, suspension, termination, or subscription cancellation, subject to LeaseScores’ rights under the Terms of Service and applicable law. LeaseScores may display such content with your name, account type, profile information, a deidentified label, an anonymized label, “Former User,” or another designation determined by LeaseScores.

  • d. Review integrity, disputes, and moderation records. LeaseScores may retain review-

related records, reports, appeals, objections, no-show disputes, moderation records, verification records, fraud-prevention records, device and technical signals, account- history records, and related documentation for as long as LeaseScores deems reasonably necessary for legal, compliance, evidentiary, dispute-resolution, platform-integrity, user- safety, fraud-prevention, and business purposes.

  • e. Payment and tax records. LeaseScores may retain billing information, payment tokens,

invoices, receipts, transaction history, subscription records, refund records, chargeback records, and related payment records for as long as reasonably necessary for payment processing, accounting, tax, audit, legal, dispute-resolution, and fraud-prevention purposes, which may be seven (7) years or another period required or permitted by applicable law.

  • f. Backups and archived copies. Personal information may remain in backups, archives,

logs, or disaster-recovery systems for a period of time after deletion or account closure, subject to LeaseScores’ retention, security, and deletion practices.

  • g. Legal holds and disputes. LeaseScores may retain personal information for longer

periods where we believe retention is necessary or appropriate to comply with law, respond to legal process, preserve evidence, resolve disputes, enforce agreements or policies, investigate violations, prevent fraud or abuse, protect safety or security, or defend or pursue legal claims.

Where appropriate, LeaseScores may deidentify, anonymize, aggregate, or otherwise process information so that it no longer reasonably identifies you, and may retain and use such information without restriction except as prohibited by applicable law.

7. Your Rights and Choices

Depending on your location, account type, and applicable law, you may have certain rights and choices regarding your personal information. LeaseScores will respond to privacy requests in accordance with applicable law, this Privacy Policy, the Terms of Service, and our reasonable verification and operational procedures.

You may have the following rights and choices:

  • a. Access. You may request access to certain personal information LeaseScores maintains

about you by emailing hello@leasescores.com or by using any privacy-request tools made available through the Service.

  • b. Correction. You may update certain account or profile information through your account

dashboard. You may also request correction of personal information that you believe is inaccurate, incomplete, or outdated, subject to LeaseScores’ verification and review procedures.

  • c. Deletion. You may request deletion of your account or certain personal information

through your account settings, by emailing LeaseScores, or through any other method

made available by LeaseScores. Deletion requests are subject to applicable law and LeaseScores’ rights to retain information as described in this Privacy Policy, the Terms of Service, and other applicable policies.

  • d. Account Closure. You may close your account through the features made available by

LeaseScores or by contacting us. Account closure does not necessarily require LeaseScores to remove, delete, return, transfer, or stop displaying all User Content, reviews, ratings, responses, no-show reports, reliability indicators, contractor reviews, or related records, as further described in the Terms of Service and this Privacy Policy.

  • e. Marketing Communications. You may opt out of marketing emails by using the

unsubscribe link in a marketing email or by following other instructions provided by LeaseScores. Even if you opt out of marketing communications, LeaseScores may continue to send you transactional, administrative, legal, security, account, billing, policy, review, moderation, or Service-related communications.

  • f. Notification Preferences. You may be able to manage certain notification preferences

through your account settings. Some Service-related communications may be necessary for account administration, security, billing, legal compliance, review activity, moderation, or operation of the Service and may not be fully disabled while your account remains active.

  • g. Objection or Restriction. Where required by applicable law, you may request that

LeaseScores restrict or object to certain processing of your personal information. LeaseScores may deny or limit such requests where permitted by law, including where processing is necessary to provide the Service, comply with law, enforce our rights, prevent fraud or abuse, maintain review integrity, resolve disputes, or protect users or third parties.

  • h. Data Portability. Where required by applicable law, you may request a copy of certain

personal information in a portable format.

  • i. Appeal. Where required by applicable law, you may have the right to appeal

LeaseScores’ decision regarding a privacy request.

LeaseScores may need to verify your identity, account ownership, authority, or residency before responding to a privacy request. We may request additional information reasonably necessary to verify and process your request. If you submit a request on behalf of another person or entity, we may require proof of authorization before taking action.

LeaseScores may decline, limit, or delay a privacy request where permitted by applicable law, including where the request is unverifiable, excessive, repetitive, fraudulent, abusive, conflicts with another person’s rights, would compromise security or review integrity, would require disclosure of another person’s personal information, would interfere with legal obligations or claims, or would prevent LeaseScores from retaining information for legitimate legal, compliance, safety, fraud-prevention, accounting, dispute-resolution, platform-integrity, or business purposes.

8. Cookies, Analytics, and Similar Technologies

LeaseScores and its service providers may use cookies, pixels, local storage, software development kits, tags, and similar technologies to operate the Service, authenticate users, maintain sessions, remember preferences, improve performance, analyze usage, support security, prevent fraud, measure marketing effectiveness, and provide or improve features.
