Click "Get started free" in the top right corner. You'll need a name, email, and password. Choose whether you're primarily a landlord or tenant โ€” you can always do both later. Accounts are free and take under a minute to set up.
Absolutely. Many people rent out one property while renting another. You can create both landlord and tenant profiles from a single account and write reviews in either capacity.
Yes. Creating an account, browsing profiles, reading reviews, and writing reviews are all completely free. We plan to offer optional premium features for landlords (like enhanced listings and screening reports) in the future, but the core platform will always be free.
Reviews
Navigate to any landlord or tenant profile and click "Write a Review." You'll select a star rating (1-5), write your experience in detail, and optionally tag relevant qualities. You must be logged in. Reviews should be based on firsthand experience.
Currently, reviews cannot be edited after submission to ensure transparency. If you need a review removed (e.g., you posted it on the wrong profile), contact our support team and we'll assist you.
Click the "Flag" button on any review to report it. Select the reason (fake, harassment, Fair Housing violation, etc.) and our moderation team will review it. Fair Housing flags are prioritized within 2 business days; all others within 10 business days.
Yes. Verified or claimed landlords can post one public response per review. Responses appear directly below the review. They must follow the same community guidelines โ€” factual, professional, and Fair Housing compliant.
Properties & Leases
Landlords enter their lease start and end dates for each property. The calendar automatically shows when a unit is occupied (red), transitioning (amber, within 14 days of lease end), or available (green). This updates in real time as lease dates change.
On any available property, click the "Apply" button. Fill out the application with your personal info, employment details, rental history, and a personal statement. The landlord receives your application in their dashboard and can approve, review, or decline it.
Screening reports include credit score and history, eviction records, housing court filings, national criminal background check, and an overall recommendation. Landlords must obtain written consent from applicants before running a screening, as required by the Fair Credit Reporting Act (FCRA). In production, reports will be generated through licensed consumer reporting agencies.
The Lease Builder generates a standard North Carolina residential lease agreement. Fill in your property details, parties, rent, and policies in the form, and a formatted lease previews in real time. You can download it as a PDF. Note: this is a template โ€” we recommend consulting an attorney for your specific situation.
Account & Privacy
If someone else created a profile for you, visit the profile and click "Claim This Profile." You'll need to provide a business email and one property address you manage. We'll verify ownership and give you a Verified badge, the ability to respond to reviews, and control over your profile info.
We use TLS/SSL encryption for data in transit and AES-256 for data at rest. Lease documents are stored in isolated encrypted storage and are never displayed publicly. We comply with CCPA and North Carolina privacy laws. You can request deletion of your account and data at any time by emailing privacy@leasescores.com.
