LeaseScores is a technology platform and does not itself own, lease, manage, sell, rent, negotiate, broker, or control housing accommodations, rental properties, leases, rental applications, applicant decisions, tenant selections, housing terms, or housing-related services offered by third parties through or in connection with the Service, except to the extent expressly stated in a separate written agreement. Users, landlords, property managers, brokers, contractors, service providers, advertisers, reviewers, and other third parties are solely responsible for ensuring that their content, communications, listings, reviews, decisions, services, and conduct comply with all applicable fair housing laws.
Nothing in this Policy is intended to impose any duty or obligation on LeaseScores beyond those required by applicable law, nor shall this Policy be construed as legal advice, a guarantee of compliance by any user or third party, or an admission that LeaseScores is responsible for any user-submitted content, third-party content, housing decision, rental practice, or other conduct by any third party.
Federal and North Carolina fair housing laws prohibit discrimination in covered housing-related activities based on certain protected characteristics. Protected characteristics may include, without limitation:

Local ordinances may provide additional protections beyond those available under federal or North Carolina law. Users are solely responsible for understanding and complying with all fair housing laws applicable to their content, communications, services, listings, advertisements, housing decisions, and conduct.
LeaseScores reserves the right, but does not undertake any obligation except as expressly required by applicable law, to remove, disable access to, restrict, reject, or decline to publish any content, listing, review, advertisement, communication, or other material that LeaseScores believes, in its sole discretion, may violate this Policy, LeaseScores’ Terms of Service, or applicable fair housing laws. LeaseScores’ identification of protected classes in this Policy is provided for general informational and compliance purposes only and shall not be construed as legal advice, an exhaustive statement of all applicable protections, or an admission that any particular law applies to any specific user, transaction, property, service, or content.
LeaseScores does not knowingly permit the Service to be used to publish, transmit, facilitate, encourage, or assist discriminatory housing practices, discriminatory advertising, unlawful preferences or limitations, unlawful steering, discriminatory tenant or applicant screening, harassment, retaliation, or other conduct that violates applicable fair housing laws.
Users may not upload, submit, post, transmit, display, publish, advertise, review, rate, message, or otherwise make available through the Service any content or communication that states, suggests, implies, encourages, or facilitates a preference, limitation, exclusion, discrimination, harassment, retaliation, or different treatment based on any protected class or other characteristic protected by applicable law.

LeaseScores reserves the right, but does not undertake any obligation except as expressly required by applicable law, to review, monitor, remove, disable access to, restrict, edit, reject, decline to publish, or refuse to restore any content, listing, review, rating, advertisement, profile, message, communication, or other material that LeaseScores believes, in its sole discretion, may violate this Policy, LeaseScores’ Terms of Service, any other LeaseScores policy, the rights of any third party, or applicable law.
LeaseScores’ receipt, review, moderation, removal, restriction, publication, or decision not to remove any content or communication shall not constitute an admission that such content or communication is lawful, unlawful, discriminatory, non-discriminatory, accurate, inaccurate, authorized, unauthorized, or otherwise proper.
Reviews on the Service must be based on relevant, non-discriminatory, and lawful factors. Reviews may not reference, describe, rate, praise, criticize, warn against, recommend, discourage, or otherwise evaluate any person, property, neighborhood, business, landlord, tenant, applicant, property manager, contractor, service provider, or other user based on a protected class or any other characteristic protected by applicable law.
This prohibition applies even if the reference is intended to be neutral, complimentary, descriptive, humorous, factual, or based on the reviewer’s personal experience. References to protected classes in reviews may create a discriminatory signal, suggest an unlawful preference or limitation, invade privacy, or otherwise expose users and LeaseScores to legal and regulatory risk.
Examples of prohibited review content include, without limitation:

children, older persons, or other protected groups, depending on context; and

Users should focus reviews on lawful, objective, and relevant facts, such as timeliness of repairs, communication, professionalism, lease administration, property condition, payment history, compliance with lease obligations, quality of work, responsiveness, cleanliness of common areas, or other non-discriminatory matters.
3.2
Property Listings
Property listings, advertisements, descriptions, profiles, availability posts, messages, and related content may not state, suggest, imply, or communicate any preference, limitation, exclusion, or discrimination based on a protected class or other characteristic protected by applicable law.
Listings may describe legitimate, accurate, and non-discriminatory property features, amenities, accessibility features, lease terms, occupancy limits, physical conditions, and location facts, provided that such descriptions are not used to discourage, exclude, target, or steer protected groups.

3.3
Tenant Screening
LeaseScores does not directly perform tenant screening, make tenant-selection decisions, approve or deny applicants, evaluate rental applications, determine applicant eligibility, set screening criteria, obtain or review consumer reports, furnish consumer-report information, resell consumer reports, or act as a consumer reporting agency. LeaseScores may provide links, referrals, integrations, or access points to third-party tenant-screening providers or other third- party services, but those third-party services are not controlled by LeaseScores unless expressly stated otherwise in a separate written agreement.
LeaseScores does not collect, store, evaluate, control, or have access to tenant-screening reports, credit reports, background reports, eviction reports, criminal-history reports, income-verification reports, rental-history reports, adverse-action notices, applicant files, or other screening data generated or maintained by third-party screening providers, except to the extent expressly disclosed in LeaseScores’ Terms of Service, Privacy Policy, or a separate written agreement.
Landlords, property managers, brokers, agents, housing providers, and other users who use tenant-screening information obtained from any source are solely responsible for ensuring that their screening criteria, application procedures, use of screening information, applicant communications, adverse-action notices, reasonable-accommodation processes, recordkeeping, and rental decisions comply with all applicable laws, including, without limitation, fair housing laws, the Fair Credit Reporting Act, state consumer-reporting laws, privacy laws, and any applicable local ordinances.
LeaseScores does not endorse, guarantee, warrant, or assume responsibility for any third-party screening provider, screening report, screening result, applicant recommendation, scoring model, eligibility determination, adverse-action process, or rental decision made by any third party. Any use of third-party screening services is subject to the applicable third party’s terms, policies, notices, and legal obligations.
LeaseScores LLC — Fair Housing Policy
Users may not use the Service to send messages, make inquiries, request information, solicit preferences, coordinate decisions, or engage in conduct that would be unlawful if made directly in connection with a housing transaction. Prohibited conduct includes, without limitation, asking whether a prospective tenant has children, asking about disability status, requesting religious or national-origin information, discouraging protected persons from applying, steering users toward or away from properties or neighborhoods based on protected characteristics, or retaliating against any person for exercising fair housing rights.
LeaseScores may remove, restrict, suspend, or terminate access to the Service for any user who LeaseScores believes has used or may use the Service in a manner inconsistent with this Policy, LeaseScores’ Terms of Service, or applicable law.
LeaseScores may display ratings, scores, summaries, tags, rankings, averages, visual indicators, comparisons, informational indicators, or other platform-generated outputs based on reviews, user-submitted content, publicly available information, third-party information, platform activity, or other data sources, as determined by LeaseScores from time to time.
LeaseScores’ ratings, scores, summaries, tags, rankings, averages, visual indicators, comparisons, informational indicators, or other platform-generated outputs are intended to provide general informational tools regarding rental-property experiences and related platform content. They are not intended to express, imply, or facilitate any preference, limitation, exclusion, discrimination, steering, or different treatment based on race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, source of income where protected, or any other characteristic protected by applicable law.
Users may not attempt to manipulate, interpret, rely on, or use any LeaseScores rating, score, summary, ranking, tag, or other platform-generated output for any unlawful discriminatory purpose, including, without limitation, to screen tenants, blacklist or discourage applicants, steer users toward or away from housing, evaluate the presence or absence of protected classes, infer demographic characteristics, or make housing-related decisions in a manner prohibited by applicable law.
Users are solely responsible for any use they make of LeaseScores ratings, scores, summaries, rankings, comparisons, or other platform-generated outputs. Users may not use any such output as a proxy for protected-class information, as a substitute for individualized legal or professional judgment, or as the basis for any housing-related decision in violation of applicable law.
LeaseScores does not represent or warrant that any rating, score, summary, ranking, tag, visual indicator, or other platform-generated output is complete, current, accurate, predictive, representative of any particular user’s experience, or suitable for use in any housing-related decision. LeaseScores may modify, remove, suppress, recalculate, reweight, limit, or decline to display any rating, score, summary, ranking, tag, or other platform-generated output at any time and for any reason, including where LeaseScores believes such output may create legal, regulatory, user-safety, marketplace-integrity, or fair housing concerns.

LeaseScores’ publication, modification, removal, or non-removal of any rating, score, summary, ranking, tag, or other platform-generated output shall not constitute an endorsement, verification, approval, legal determination, admission, or representation regarding any property, landlord, tenant, neighborhood, user, review, listing, housing opportunity, or third-party conduct.
3.6
Protected-Class Data and Scoring Inputs
LeaseScores does not intend for users to submit, and users may not submit, protected-class information for the purpose of generating, influencing, explaining, challenging, or interpreting any rating, score, ranking, comparison, informational indicator, or other platform-generated output.
Users may not submit content or data that identifies, describes, ranks, rates, or compares any property, landlord, tenant, applicant, occupant, neighborhood, or housing opportunity based on protected-class characteristics or protected-class proxies. Prohibited content may include, without limitation, references to the race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, source of income where protected, immigration status where protected, or other protected status of tenants, applicants, occupants, neighbors, landlords, property managers, contractors, or other persons.
LeaseScores reserves the right, in its sole discretion, to exclude, suppress, remove, disregard, moderate, reclassify, or decline to use any content, data, review, rating, tag, signal, or input that LeaseScores believes may contain protected-class information, discriminatory signals, unlawful preferences, unlawful limitations, or other content inconsistent with this Policy, LeaseScores’ Terms of Service, or applicable law.
Users may not use the Service to make statements about a property, neighborhood, school, safety, public safety, community, or surrounding area in a manner that states, suggests, implies, or functions as a proxy for a preference, limitation, exclusion, or different treatment based on any protected class or other characteristic protected by applicable law.
Users should not describe a property or area by reference to the race, color, religion, national origin, sex, sexual orientation, gender identity, familial status, disability, source of income where protected, immigration status where protected, age where protected, or other protected characteristics of residents, tenants, applicants, occupants, neighbors, students, families, or community members.
LeaseScores may permit objective, factual, non-discriminatory property or location information where LeaseScores determines, in its sole discretion, that such information does not violate this Policy, LeaseScores’ Terms of Service, or applicable law. However, users are solely responsible for ensuring that any neighborhood, location, school, safety, crime, transportation, amenity, or community-related content they submit is accurate, lawful, non-discriminatory, and not used to steer, discourage, target, or exclude protected groups.

Users may not use the Service to discriminate, discourage, harass, retaliate, or express unlawful preferences or limitations based on disability, handicap, requests for reasonable accommodation or modification, use of mobility aids, assistance animals, service animals, emotional-support animals where protected by applicable law, or other disability-related needs.
LeaseScores does not process, approve, deny, evaluate, or determine requests for reasonable accommodation or reasonable modification relating to any rental property, housing opportunity, lease, application, tenancy, or third-party service, except to the extent expressly stated in a separate written agreement. Landlords, property managers, brokers, agents, housing providers, and other applicable users are solely responsible for receiving, evaluating, documenting, and responding to accommodation and modification requests in compliance with applicable law.
Users may not post reviews, listings, ratings, messages, or other content that discloses, criticizes, mocks, penalizes, discourages, or otherwise references another person’s disability, medical condition, accommodation request, modification request, assistance animal, service animal, or disability-related communication, except to the extent such content is lawful, necessary, and permitted under this Policy and applicable law.
Users may not use the Service to threaten, intimidate, coerce, harass, penalize, retaliate against, or interfere with any person because that person exercised, attempted to exercise, assisted another person in exercising, or opposed conduct believed to violate fair housing rights or other legal rights.
Prohibited conduct includes, without limitation, submitting or threatening to submit a negative review, rating, report, message, listing, or other content because a person requested a reasonable accommodation or modification, filed a complaint, reported discrimination, disputed a charge, participated in a fair housing investigation, declined to provide protected-class information, asserted rights under a lease or applicable law, or otherwise engaged in legally protected activity.

LeaseScores may remove, restrict, suspend, or terminate access to the Service for any user who LeaseScores believes has used or may use the Service to engage in retaliation, harassment, intimidation, coercion, interference, or other conduct inconsistent with this Policy, LeaseScores’ Terms of Service, or applicable law.
LeaseScores may use a combination of automated tools, keyword screening, manual review, user reporting, administrative review, and other moderation processes to help identify content or conduct that may violate this Policy, LeaseScores’ Terms of Service, or applicable fair housing laws. These processes are intended to support LeaseScores’ compliance efforts, but they are not exhaustive, error-free, or a substitute for each user’s independent obligation to comply with applicable law.
LeaseScores may, in its sole discretion, flag, hold, review, approve, reject, edit, remove, disable access to, restrict, or decline to publish any review, listing, profile, advertisement, message, rating, communication, or other content that LeaseScores believes may violate this Policy, LeaseScores’ Terms of Service, any other LeaseScores policy, the rights of any third party, or applicable law.
Without limiting the foregoing, LeaseScores’ enforcement measures may include one or more of the following:
terms, phrases, patterns, or indicators associated with protected classes, discriminatory preferences, unlawful limitations, or other fair housing concerns;
republication, continued display, or other availability through the Service;
that they believe may violate fair housing principles, this Policy, LeaseScores’ Terms of Service, or applicable law;
submitting user, reporting party, or other relevant persons;
LeaseScores believes may violate this Policy, LeaseScores’ Terms of Service, or applicable law;
removed, or otherwise moderated, except where LeaseScores determines that notice is not required, is not feasible, or may be inappropriate under the circumstances;
LeaseScores LLC — Fair Housing Policy
accounts, terminating accounts, or restricting access to the Service for actual, alleged, suspected, or repeated violations; and
moderation criteria, reporting tools, review procedures, and enforcement practices from time to time.
LeaseScores does not undertake any obligation to monitor all content or user conduct, and LeaseScores does not guarantee that its automated tools, keyword screening, manual review, user-reporting systems, or other moderation processes will identify, prevent, or remove every violation or potential violation. LeaseScores’ failure to identify, flag, restrict, remove, or take action with respect to any content or conduct shall not constitute an approval, endorsement, waiver, admission, or determination that such content or conduct complies with this Policy, LeaseScores’ Terms of Service, or applicable law.
LeaseScores’ enforcement decisions are made in LeaseScores’ sole discretion. LeaseScores may take action based on the content itself, surrounding context, user history, prior reports, prior violations, legal risk, regulatory guidance, marketplace integrity, user safety, or any other facts or circumstances LeaseScores deems relevant. LeaseScores reserves the right to take or decline to take any enforcement action at any time, with or without notice, except as expressly required by applicable law.
Landlords, property managers, brokers, agents, housing providers, advertisers, and other users who use the Service are solely and independently responsible for ensuring that their rental practices, housing-related decisions, listings, advertisements, screening criteria, application procedures, communications, lease terms, occupancy standards, reasonable-accommodation and reasonable-modification processes, adverse-action notices, tenant-selection decisions, and other conduct comply with all applicable federal, state, and local fair housing laws, consumer- reporting laws, privacy laws, landlord-tenant laws, and other applicable legal requirements.
LeaseScores is a technology platform that may provide review, marketplace, informational, referral, communication, and related features. LeaseScores is not a landlord, property manager, real estate broker, leasing agent, housing provider, tenant-screening company, consumer reporting agency, legal advisor, or decision-maker with respect to any rental application, housing opportunity, lease, property, tenant, applicant, landlord, property manager, contractor, or other third party, except to the extent expressly stated in a separate written agreement.
Use of the Service does not replace, modify, satisfy, or reduce any user’s independent legal obligations as a landlord, property manager, broker, agent, housing provider, advertiser, or other participant in a housing-related transaction. Users are solely responsible for obtaining legal advice from qualified counsel regarding their obligations under applicable law, including fair housing laws and any state or local requirements that may apply to the user, property, listing, communication, screening process, rental decision, or housing-related service.

Without limiting the foregoing, landlords, property managers, and other housing providers are responsible for ensuring that they do not use the Service, any review, rating, listing, referral, communication, third-party screening service, marketing feature, or other information obtained through or in connection with the Service in a manner that results in unlawful discrimination, disparate treatment, unlawful disparate impact, steering, retaliation, harassment, discriminatory advertising, improper screening, or other conduct prohibited by applicable law.
LeaseScores does not guarantee, monitor, control, approve, or assume responsibility for any user’s compliance with fair housing laws or other applicable legal requirements. LeaseScores reserves the right, but does not undertake any obligation except as expressly required by applicable law, to remove content, restrict functionality, suspend or terminate accounts, or take any other action LeaseScores deems appropriate if LeaseScores believes that a user has used or may use the Service in a manner inconsistent with this Policy, LeaseScores’ Terms of Service, or applicable law.
Tenants may use the Service to submit reviews regarding their own rental experience with a landlord, property manager, leasing agent, housing provider, or rental property, subject to this Policy, LeaseScores’ Terms of Service, and applicable law. Reviews should be truthful, based on the reviewer’s personal experience, and focused on relevant, non-discriminatory, housing-related matters, such as communication, responsiveness, timeliness of repairs, maintenance practices, lease administration, handling of security deposits, condition of common areas, professionalism, move-in or move-out procedures, and other objective aspects of the rental experience.
Reviews may not include content that states, suggests, implies, encourages, or facilitates discrimination, harassment, retaliation, unlawful preferences, or different treatment based on any protected class or other characteristic protected by applicable law. Reviews also may not focus on, disclose, speculate about, or criticize a landlord’s, property manager’s, tenant’s, applicant’s, occupant’s, neighbor’s, contractor’s, or other person’s personal characteristics, including, without limitation, race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, age, marital status, source of income where protected, immigration status where protected, or any other characteristic protected by applicable law.
Tenants should not include sensitive, private, or legally protected information about other tenants, applicants, occupants, neighbors, employees, contractors, or third parties. This includes, without limitation, information regarding a person’s disability, medical condition, family status, pregnancy, children, religion, national origin, immigration status, source of income, participation in government assistance programs, or requests for reasonable accommodation or modification.

LeaseScores’ publication, moderation, removal, or decision not to remove any review shall not constitute an endorsement, verification, approval, legal determination, or admission regarding the accuracy, legality, fairness, or propriety of the review or the conduct described in the review.
Landlords, property managers, leasing agents, housing providers, and other authorized users may use the Service to submit reviews regarding a tenant’s tenancy, subject to this Policy, LeaseScores’ Terms of Service, and applicable law. Any landlord review of a tenant must be truthful, based on the reviewer’s personal knowledge or contemporaneous business records, and limited to relevant, non-discriminatory, tenancy-related facts arising from the reviewer’s direct landlord-tenant relationship with the tenant.
Landlord reviews of tenants should focus only on lawful and objective tenancy-related matters, such as rent payment history, lease compliance, property care, maintenance reporting, communication regarding lease obligations, noise or nuisance issues based on documented conduct, unauthorized occupants or pets if relevant to the lease, move-out condition, unpaid charges, damage beyond ordinary wear and tear, and compliance with lawful community rules.
Landlord reviews may not state, suggest, imply, disclose, or rely on any information concerning a tenant’s protected class status or any other characteristic protected by applicable law. This includes, without limitation, race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, age, marital status, source of income where protected,

immigration status where protected, military or veteran status where protected, or any other protected characteristic under applicable federal, state, or local law.
Landlord reviews also may not disclose, speculate about, or rely on sensitive, private, or legally protected information, including, without limitation, a tenant’s disability, medical condition, mental health condition, pregnancy, children, family composition, religion, national origin, immigration status, income source, participation in voucher or government-assistance programs, criminal history except to the extent lawfully reportable and relevant under applicable law, request for reasonable accommodation or modification, domestic violence status where protected, or participation in any protected activity.
Landlord reviews may not be submitted, threatened, or used for purposes of retaliation, intimidation, harassment, coercion, interference, blacklisting, punishment, or improper leverage in connection with any lease dispute, maintenance request, reasonable accommodation or modification request, security deposit dispute, complaint, fair housing concern, governmental report, legal proceeding, or other protected activity.

Users are solely responsible for ensuring that any review they submit, and any use of tenant-review information in connection with rental decisions, complies with fair housing laws, the Fair Credit Reporting Act, state consumer- reporting laws, privacy laws, landlord-tenant laws, anti-retaliation laws, defamation laws, and any applicable local ordinances.
LeaseScores does not verify, endorse, approve, or guarantee the accuracy, completeness, legality, or fairness of any landlord review of a tenant. LeaseScores does not represent that any tenant review is suitable for use in evaluating rental applications, determining tenant eligibility, making housing decisions, issuing adverse-action notices, or complying with any legal obligation. LeaseScores may, in its sole discretion, remove, disable access to, restrict, edit, reject, decline to publish, suppress, limit visibility of, or refuse to restore any landlord review that LeaseScores believes may violate this Policy, LeaseScores’ Terms of Service, the rights of any third party, or applicable law.
LeaseScores’ publication, moderation, removal, restriction, suppression, or decision not to remove any landlord review shall not constitute an endorsement, verification, approval, legal determination, or admission regarding the accuracy, legality, fairness, or propriety of the review or the conduct described in the review.
A tenant who believes that a landlord review is inaccurate, discriminatory, retaliatory, misleading, privacy-invasive, or otherwise inconsistent with this Policy may report the review using the reporting tools available through the Service or by contacting LeaseScores as provided in this Policy.
LeaseScores may, in its sole discretion, review the reported landlord review, request additional information from the tenant, the reviewing landlord, or other relevant persons, remove or restrict the review, allow the review to remain, permit a response, limit visibility, or take any other action LeaseScores deems appropriate. LeaseScores does not guarantee that any objection will result in removal, revision, account action, or other remedial action. LeaseScores may request supporting information or documentation, but LeaseScores does not adjudicate landlord-tenant disputes, determine whether any lease violation occurred, determine whether any amount is

owed, or resolve disputes concerning the truth or falsity of a review except as LeaseScores deems appropriate for purposes of administering the Service.
LeaseScores’ receipt, review, processing, rejection, or response to any tenant objection shall not constitute an admission that the challenged review is accurate, inaccurate, lawful, unlawful, discriminatory, retaliatory, defamatory, privacy-invasive, or otherwise proper or improper.
LeaseScores may provide general guidance, prompts, reminders, examples, warnings, help text, educational content, or other resources intended to promote awareness of fair housing principles and responsible use of the Service. This may include reminders during the review-submission, listing-submission, messaging, reporting, or other user-content processes regarding compliance with this Policy, LeaseScores’ Terms of Service, and applicable fair housing laws.
Any guidance, prompts, reminders, examples, educational content, or other resources provided by LeaseScores are for general informational and platform-administration purposes only. They are not legal advice, compliance training, a substitute for consultation with qualified counsel, or a guarantee that any content, review, listing, communication, screening practice, rental decision, or other conduct complies with applicable law.
LeaseScores does not undertake any obligation to train, supervise, monitor, audit, or ensure the legal compliance of any user, landlord, property manager, broker, tenant, applicant, contractor, service provider, advertiser, or other third party. Each user is solely responsible for understanding and complying with all laws applicable to that user’s content, communications, listings, reviews, screening practices, rental decisions, services, and conduct.
LeaseScores may modify, supplement, remove, or discontinue any guidance, prompts, reminders, examples, educational content, or user-awareness materials at any time and without prior notice. LeaseScores’ provision or non-provision of any such materials shall not constitute an admission, representation, warranty, endorsement, legal determination, or assumption of responsibility by LeaseScores.
Users and third parties may report content, listings, reviews, ratings, profiles, messages, advertisements, communications, or other activity that they believe may violate this Policy, LeaseScores’ Terms of Service, fair housing principles, or applicable fair housing laws by using the reporting tools available through the Service or by emailing LeaseScores at hello@leasescores.com with the subject line “Fair Housing Concern.”
To help LeaseScores review a report, the reporting party should provide as much relevant information as reasonably available, including: (a) a description of the content or conduct at issue; (b) the URL, screenshot, listing, review, message, profile, account, or other location of the content or conduct; (c) the reason the reporting party believes the content or conduct may violate this Policy or applicable law; and (d) the reporting party’s name and contact information, if the reporting party wishes to receive follow-up communication.
LeaseScores LLC — Fair Housing Policy
LeaseScores may review reports submitted under this Policy in the manner and timeframe LeaseScores deems appropriate under the circumstances. LeaseScores does not guarantee that every report will result in investigation, removal, restriction, user notification, account action, or other enforcement action. LeaseScores may request additional information from the reporting party, the submitting user, or other relevant persons before taking action.
LeaseScores’ reporting tools are not emergency reporting systems and should not be used to report emergencies, threats of immediate harm, or matters requiring law enforcement, emergency services, or governmental intervention.
LeaseScores reserves the right, but does not undertake any obligation except as expressly required by applicable law, to remove, disable access to, restrict, edit, reject, decline to publish, or refuse to restore any content or communication; limit, suspend, or terminate account access; or take any other action LeaseScores deems appropriate in response to a report or suspected violation of this Policy, LeaseScores’ Terms of Service, or applicable law.
LeaseScores’ receipt, review, processing, rejection, or response to any report shall not constitute an admission that any content, communication, conduct, listing, review, account, user, or third party has violated or complied with this Policy, LeaseScores’ Terms of Service, fair housing principles, or applicable law. LeaseScores reserves all rights and remedies with respect to any false, misleading, abusive, duplicative, automated, or bad-faith report.
The Service, including any reviews, ratings, scores, summaries, rankings, listings, messages, reports, educational content, prompts, examples, or other materials, is provided for general informational and platform-use purposes only. LeaseScores does not provide legal advice, fair housing advice, tenant-screening advice, property-management advice, real estate brokerage services, leasing services, or housing-decision recommendations.
No content or feature available through the Service should be used as a substitute for independent legal advice, professional judgment, lawful tenant-screening procedures, individualized housing-provider review, or compliance with applicable law. Users are solely responsible for consulting qualified counsel or other appropriate professionals regarding their legal rights and obligations.
LeaseScores’ failure to enforce any provision of this Policy, LeaseScores’ Terms of Service, or any other applicable policy shall not constitute a waiver of LeaseScores’ right to enforce such provision or any other provision in the future. In the event of any conflict between this Policy and LeaseScores’ Terms of Service, the Terms of Service shall control except to the extent this Policy is required to control under applicable law. LeaseScores reserves all rights and remedies available under its Terms of Service, other applicable policies, and applicable law.
LeaseScores LLC — Fair Housing Policy
LeaseScores may modify, amend, supplement, or replace this Policy at any time by posting an updated version through the Service or by otherwise providing notice as LeaseScores deems appropriate. Any changes will be effective upon posting or as otherwise stated in the updated Policy. The version of this Policy in effect at the time LeaseScores receives, reviews, moderates, scores, publishes, removes, or otherwise acts upon any content, report, review, listing, rating, communication, or account activity shall govern LeaseScores’ processing of that matter, unless otherwise required by applicable law.
